Our Story

UtilityPro started the way most good companies do…with somebody staring at a problem long enough to get annoyed by it.

We came up out of the utility billing industry, not out of a software incubator. We sat on the operations side. We read the meters, chased the missing bills, argued about proration on a mid-month move-out, and watched a property lose real money because a vacant unit was still on the owner’s ledger three billing cycles later. We knew what the work actually looked like, and we knew that most of the companies doing it had stopped caring about the details a long time ago.

What we kept running into was the same story from every property manager we talked to. Their billing vendor was big, slow, and impossible to reach. Statements went out late. Nobody could explain a charge. Support meant a ticket number and a week of silence. And when a resident called the office confused about their bill, the property manager was the one holding the bag — not the vendor who created the problem.

So we started UtilityPro on a fairly simple premise: the recovery should be accurate, the statements should go out on time, and when you call, a human who knows your portfolio should pick up the phone.

Why We Do It

Utilities are one of the largest controllable expenses in a rental portfolio, and one of the most quietly mishandled.

Most owners we meet are absorbing more of that expense than they realize. Sometimes it’s a ratio formula that hasn’t been updated since the property changed hands. Sometimes it’s a submeter that stopped reporting eight months ago and nobody caught it. Sometimes it’s vacancy losses nobody’s tracking, or a rate change that never made it into the billing setup, or common-area load being spread across residents in a way that wouldn’t survive a second look.

We do this work because recovering that expense is one of the clearest, fastest ways to improve NOI without raising rent, cutting service, or asking residents to pay for anything that isn’t theirs. Done right, utility billing is also fairer. Residents pay for what they actually use, consumption drops, and the property gets a conservation story it didn’t have before.

We do it because the people running these properties deserve a vendor who behaves like a partner. Property management is a hard, thankless, deeply operational business. The last thing anyone in it needs is one more system that creates work instead of removing it.

What We Do

We recapture utility expense. How we get there depends on your property.

RUBS

When submetering isn’t practical, we build an allocation methodology that’s defensible, transparent, and matched to your property’s characteristics…occupancy, square footage, bedroom count, or a blend. We handle the math, the statements, and the questions that come after.

Submetering

When it makes sense to measure directly, we help you get there. We’ll evaluate whether submetering pencils out for your property, coordinate the install, and integrate the reads into billing so the data actually gets used instead of sitting in a portal nobody logs into.

Installations

Water, electric, and gas metering that is scoped, installed, and commissioned. We work with established hardware partners rather than locking you into one manufacturer, so the system fits the building instead of the other way around.

Maintenance & Monitoring

Meters fail. Batteries die. Repeaters drop off the network. We monitor for it, catch the gaps, and get equipment repaired or replaced because a submeter that isn’t reporting is worse than no submeter at all. You keep recovering while it’s fixed; you don’t find out about it at year-end.

Billing & Resident Services

Statements produced on schedule, delivered how your residents prefer, and backed by support that answers questions so your site staff doesn’t have to.

Compliance & Setup

Local ordinances, state requirements, disclosure rules, and lease language vary more than people expect. We keep your program inside the lines and tell you plainly when something isn’t advisable.
